How often should a deck or dock be inspected?
Once a year, and always after a severe storm. On lake property, sun, humidity, and the freeze-thaw cycle work on fasteners and structure continuously. The failures that matter are rarely the ones that look worst — a greyed board is cosmetic, a corroded joist hanger is not.
My deck looks fine but the railing moves. Is that serious?
Yes, and it should be treated as urgent, especially on a sloped lakefront lot where a fall carries real consequence. Railing movement usually means the post attachment has failed. Stop using that section and have it looked at.
Do you repair boat docks as well as decks?
We repair dock structure, decking, railings, stairs, and hardware. Work that requires in-water or barge equipment, or that falls under Corps of Engineers permitting, is coordinated with the right specialist rather than attempted ourselves.
Is it cheaper to repair or replace a weathered deck?
It depends entirely on the framing. If the structure underneath is sound, replacing surface boards and railings is substantially cheaper. If the framing has rot, repair is money spent twice. We assess the structure first and give you the honest comparison.
How often should a deck be stained or sealed?
Typically every two to three years in this climate, sooner on surfaces with full sun exposure. Sealing on schedule is one of the few maintenance items that reliably pays for itself, because replacing boards costs many times more than sealing them.
