What does a property watch visit include?
An eyes-on walkthrough of the property inside and out, checking for water intrusion, pest activity, HVAC and plumbing problems, storm or freeze damage, and exterior deterioration. We document what we find so you can decide what to address rather than being surprised on arrival.
Do you check lake homes after storms and hard freezes?
Yes. Storm and freeze checks are among the most requested services around Norfork Lake and Bull Shoals, because the damage that matters most — a burst line, a lifted shingle, a failed sump — is invisible until someone looks.
Can you get our second home ready before we arrive?
Yes. Arrival preparation means the house is genuinely ready when you walk in rather than presenting you with a list. We can also handle departure preparation when you leave.
Do you hold keys for out-of-town owners?
Yes, secure key holding is part of our property concierge service, along with scheduling vetted specialists on your behalf and remaining your single point of contact while you are away.
Is this a membership or do I pay per visit?
Both work. Many owners start with a single visit and move to a care membership once they see the property needs regular attention. Recurring oversight is generally cheaper and far less disruptive than reacting to problems after they have compounded.
